You may wonder why developers would decide to work with us when they essentially have to assume many of the risks for a given project. The reasons become clear once you understand how exactly our model works.
FACT: Developers of new construction projects must pre-sell 50 -70% of their units before they can secure a construction loan to begin the project.
Lenders or banks simply will not lend the money developers need for their construction project, unless the developer pre-sells at least 50-70% of the inventory for their proposed project to individual buyers. This is true in both the U.S. and overseas, and presents a major hurdle for developers, as they face the daunting task of marketing and selling units for a building that has not yet been built. Foreign buyers are especially hesitant to purchase units "sight unseen," and developers typically need to launch a very expensive marketing campaign in order to find potential purchasers. Even then, it could take up to 2 years to pre-sell the required number of units.
That's where we come in.
With our solid group of 400 buyers, we can literally solve the developer's problem in a matter of weeks. By working with us, developers can quickly meet the bank's pre-sales requirement and start their project next month instead of waiting 2 years.
